City of Sarasota or Sarasota County? Everything downstream depends on it.

Sarasota is unusual among Florida markets in a way that matters enormously for permits: the same mailing address can belong to either of two completely separate permitting operations. Properties inside the City of Sarasota answer to the city's own Development Services and its Building and Permitting division, with its own online portal, its own forms, and its own review checklists. Properties in unincorporated Sarasota County answer to the county's Planning and Development Services, which runs its permitting 100 percent online through the Accela Citizen Access portal. The two systems do not share applications, checklists, or review queues.

The city limits are irregular. They do not follow zip codes, they do not follow obvious roads, and a Sarasota mailing address proves nothing; two houses a block apart can answer to different governments. That is why every service we offer begins with the same step: we confirm the parcel's jurisdiction in the property record before anything gets prepared or filed. Filing in the wrong system is the most expensive simple mistake in local permitting, and it costs weeks.

HOW THE COMMUNITIES DIFFER

Same county, different permit patterns.

Every community above has its own page because each one genuinely permits differently. Siesta Key is barrier-island territory: flood zones, elevation questions, and coastal considerations layer onto ordinary county review, and remodels there routinely involve documentation a mainland project never sees. Palmer Ranch and The Meadows are master-planned and association-governed, so county permits move in parallel with HOA approvals, and sequencing the two badly stalls projects. Gulf Gate and Bee Ridge are mature mid-century neighborhoods where decades of owner turnover left a steady supply of open, expired, and never-pulled permits that surface when houses sell. Fruitville stretches east into acreage, barns, and new subdivisions, each with their own review quirks. Osprey and Nokomis carry the waterfront load: docks, boat lifts, and seawalls that bring their own permit types entirely.

HOW TO CHECK YOUR OWN JURISDICTION

If you want to check an address yourself, the reliable path runs through the Sarasota County Property Appraiser's record for the parcel. Look up the address and read the taxing district information: it tells you plainly whether the parcel is inside the City of Sarasota or in unincorporated Sarasota County. Do not trust the mailing address, the zip code, or what the listing said; all three mislead regularly, because postal geography and municipal geography are different maps. Neighborhoods near the city line, parts of the Bee Ridge and Fruitville corridors especially, are exactly where guesses go wrong.

County parcels live in the Accela Citizen Access system, where applications, statuses, and inspection histories are all online. City parcels live in the City of Sarasota's own records.
