The City of Sarasota runs its own Building and Permitting division with a different portal, different forms, and different habits. Filing in the wrong system, or preparing a county-style package for a city review, costs weeks. Confirming jurisdiction takes us minutes and is always the first thing we check.

The pitfalls we exist to prevent

A few patterns account for most residential permit pain. The incomplete submittal: one missing document turns a straightforward review into a correction cycle. The unrecorded Notice of Commencement: Florida requires one recorded for most projects over $5,000 before the first inspection, and forgetting it fails the inspection on a technicality. The stale application: portals do not nag you; an application waiting on a response will wait forever. The never-called final: the work is done, everyone moves on, nobody schedules the final inspection, and the permit sits open until the day you sell the house. My contractor says they will pull the permit. Do I still need you?
Often no, and we will tell you so. A responsive contractor who handles their own permits is the normal path.
