Questions we get most often

"Do I actually need a permit for this?" It depends on the work and the jurisdiction, and the answer is genuinely not always yes. Like-for-like repairs and cosmetic work frequently do not; anything structural, electrical, plumbing, or that changes a footprint or a use generally does. Ask - it costs nothing and the answer is sometimes no.

"How long will it take?" It varies by jurisdiction and project type more than by anything else, and the honest answer is a range rather than a date. What we can tell you is what usually drives the difference: whether the submittal is complete, how many reviews are involved, and how quickly comments get answered.

"There is an open permit on a house I am buying." Common, and worth starting on immediately rather than at closing. It sits with the property, not the previous owner, and resolving it can take longer than a closing timeline allows.

"Can you deal with the county for me?" That is the job. You should not have to learn a building department's submittal preferences to re-roof a house.

"My permit has been sitting in review for weeks." Frequently there is an unanswered comment, or the application is in a queue nobody is watching. Both are fixable, and both are found by looking rather than waiting.

We do not draw plans and we are not engineers. Where a project needs signed and sealed drawings, that is a separate professional and we will tell you what is required rather than pretending it is part of expediting.

We also will not tell you a project does not need a permit when it does. That advice costs the person receiving it far more than it saves, and it tends to surface at the worst possible moment - during a sale, after a storm claim, or when a neighbor makes a call.
